Building Envelope Condition Survey and Evaluations

BE-CI’s has performed condition surveys and building envelope evaluations on hundreds of building of different types throughout the United States, as well as several foreign countries. Our evaluation experience and procedures are built on thoroughness and accuracy in performing condition surveys and evaluations to quickly and economically assess the conditions and need at each individual project. Condition surveys and building evaluations are used by building owners and condominium associations, property and facility managers, and real estate executives to evaluate the current condition of a building and to determine future maintenance requirements and projected budgets.

New Construction Turn-Over Condition Surveys are used by building owners and condominium associations to evaluate the as-built condition of their newly constructed building based on a thorough review of the plans and specifications in order to determine if the building was designed and built properly. By performing third-party evaluations of newly constructed buildings, the ownership has opportunity to rectify any problems associated with new construction that could potentially lead to significant costs in the future.

Building Envelope Surveys are performed on existing and new construction for a variety of reasons to include but not limited to: determination of general condition, identifying short and long range expenditures, compliance of construction with new construction plans and specifications, forensic – building failure analysis, and due diligence – pre-purchase evaluations. All of these types of building envelope condition surveys and evaluations can be provided by BE-CI depending on the information required from the investigation and client.

Our field work and testing is presented in an evaluation report that outlines the buildings history, composition, and condition of each building envelope component, illustrated by detailed photographs. Our findings are summarized in recommended courses of actions, with long-term budget forecasting and projections for planning and scheduling renovation work, as well as to assist in establishing priorities for separate phases of the work, if required.

Reserve Studies – Our Reserve Studies are designed to provide guidelines for both immediate and long term maintenance with annual inspections that ensure a continuous 20 year look ahead.

Warranty Audits – Our Warranty Audits are normally an added service to our Reserve Studies for new construction and not only account for warranties received but also the quality of each.
