BE-CI’S NEW PREVENTATIVE MAINTENANCE PROGRAMS FOR CONDOMINIUMS AND COMMERCIAL PROPERTIES

BE-CI has designed a new concept for the development and management of a successful preventative maintenance plan. This program is designed around third party direction and participation. Third party control takes the program out of the hands of ever changing managers, house maintenance staff and avoids self serving evaluations of performance. The third party in these plans are engineering or architectural firms that can provide inspections and direction of in-house maintenance staffs. They develop reserve formulas and condition analysis based on actual performance of the major components as opposed to simple book values.
Although, the BE-CI plan is not intended to take over the existing maintenance staff day to day activity, it is set to give them additional duties and evaluate their overall performance. Specific activities included in the BE-CI plan are:
